Rockville Proposes Annexation of Land Near Shady Grove Metro Station

Planning Commission to Hold March 26 Public Hearing

The City of Rockville is advancing a proposal to annex 107.9 acres of land near the Shady Grove Metro Station.

Rockville’s Planning Commission is scheduled to hold a public hearing during its Wednesday, March 26 meeting, which begins at 7 p.m.

If adopted, the proposal would expand city boundaries and support transit-oriented development. The annexation, which includes property owned by the Washington Metropolitan Area Transit Authority and CSX Transportation, was introduced by the Mayor and Council on Oct. 23, 2023. Final consideration by the Mayor and Council is tentatively scheduled for their Monday, July 7 meeting.

The annexation area, located east of Frederick Road (MD 355) and north of Redland Road, is within Rockville’s Maximum Expansion Limits, as identified in the city’s 2021 comprehensive plan. If approved, the city would assume responsibility for public safety and other public services for the area, while WMATA would continue operating the Metro station and related transit services.

Annexation of the site aligns with Rockville’s long-term vision for growth and development. With access to Metro, planned bus rapid transit and walkable development potential, the area represents a key opportunity for economic expansion and improved connectivity.

Rockville officials are working closely with Montgomery County, WMATA and local stakeholders to assess the impact on public services, including police staffing and potential future development. The city’s mixed-use transit district zoning is recommended for the site to support a mix of residential, office and commercial uses.
