Twinbrook Quarter to Bring New Energy to Twinbrook Metro Station

An application for a multiparcel redevelopment project near the Twinbrook Metro Station is now under review by planning staff. The project extends 18 acres from the northeast corner of Rockville Pike and Halpine Road, from 1500 to 1616 Rockville Pike. Dubbed Twinbrook Quarter, applicant Saul Holdings LP expects to create a transit-oriented, mixed-use district of residential, retail and office spaces that will offer a landscaped pedestrian promenade along Rockville Pike, new internal street connectors and a central green, among other site amenities.

Twinbrook Quarter would replace several single-story retail, office and restaurant uses typical of Rockville’s previous suburban-style commercial development. The project would continue the trend of infill development around the Twinbrook Metro Station on properties to the south and east of the station.

The project is seeking approval as a Rockville Champion Project by providing greater open space, mobility options and employment than otherwise required, in exchange for greater height limits and design flexibility.
